Ibis Capital Corporation is in search of retail and industrial properties across North America in primary and secondary markets. Ibis has been mandated to create a high quality portfolio of assets through acquisition, development and repositioning of properties.

Ibis Capital is in search of realizing value over the long term. Our portfolio expectations will shift to match a community’s changing needs.

We are particularly interested in Value-Added propositions. This may be in the form of;
re-tenanting, lease-up, expansion of an existing building, pad site construction or aesthetic enhancement of a property.

Existing Shopping Centre Acquisition Criteria:

  • Minimum of 25,000 square feet; no maximum
  • Solid demographics
  • A preference for national credit tenants
  • Good visibility
  • Favorable ingress/egress
  • Expansion potential preferred

Existing Industrial Acquisition Criteria:

  • Minimum of 10,000 square feet; no maximum
  • Preference for multi-tenant properties
  • Good visibility
  • Good access
  • Minimum ceiling height of 22 feet
  • Surface truck doors and loading docks
  • Compliance with all codes, proper zoning and services

Flexibility

Our company has several investment structures which it would entertain when considering an acquisition:

  • All cash
  • Cash above the assumption of an existing mortgage
  • Joint-Venture with the Vendor
  • Share swap to mitigate the tax implications of a transaction

Land Acquisition:

We are also looking to acquire long term land development parcels. Ibis is in search of tracts of strategically located land suitable for future residential and commercial development.
